"Build It and They Will Come:" Stanley Martin Move-In-Ready Homes Take an Edge in D.C. Marketplace

RESTON, Va., Nov. 26, 2012 /PRNewswire/ -- Historically, Stanley Martin Homes has offered primarily to-be-built homes, or said differently, homes that are purchased prior to construction.  Construction build-out typically requires three to six months to complete (depending upon the builder) and then the purchaser closes on the home and moves in.  Part of Stanley Martin's business model has also been to offer Move-In-Ready Homes, also referred to as inventory or "spec" homes that are purchased either during or after construction.  Not all homebuilders offer Move-In-Ready Homes and Stanley Martin has found that these homes are particularly appealing to consumers looking to buy new without the wait.  This is especially relevant in the transient DC Metro Market where so many homebuyers are relocating on a timetable due to a job change and/or reassignment.

Earlier this year, Stanley Martin recognized that the demand for Move-In-Ready Homes was increasing steadily.  In response, Stanley Martin Homes made a strategic decision in August 2012 to begin building/selling more Move-In-Ready Homes.   Since August 1st, Stanley Martin has sold 160 homes, 94 of which have been Move-In-Ready Homes.  Said differently, 59% of Stanley Martin's sales during the last four months have been as a result of their Move-In-Ready program, further affirming that there is a significant demand for this type of housing in the DC Metro market.

Stanley Martin's President, Steve Alloy shares that "with re-sale inventory numbers continuing to decline, homebuyers who started out solely considering re-sales, now have the opportunity to purchase the luxuries and benefits of new construction without the wait due to our Move-In-Ready program.  Additionally, offering this type of home has also given us an advantage over our competition, as many homebuilders only sell "to-be-builts." Stanley Martin is happy to absorb this increasingly large niche in the market and we will continue to do so as long as the demand exists."
